Sea Otter

The Enhydra lutris, also known as the Sea Otter, is found on the North Pacific Ocean in the north and the east. This marine mammal is a member of the weasel family. The sea otter typically weighs between 30 and 100 pounds. That makes the sea otter the heaviest of all weasels yet they are some of the smallest of the marine mammals. The sea otter lives in very cold climates, but stays warm thanks to its thick fur coat. The sea other has the most dense fur coat of all animals, which means it stays quite warm even in frigid temperatures. The sea otter is incredible because it can live entirely in the ocean if necessary, although it is capable of walking on land and spending time there, too.
Sea Otter Habitat

The sea otter lives in environments that are close to the shore. The reason for this is so the sea otter can dive to the ocean floor quickly to find food. The food the sea otter preys upon includes fish, mollusks, sea urchins, and crustaceans. The sea otter is a capable forager because it uses rocks to dislodge mollusks and crustaceans as well as to open them. This is noteworthy because very few mammals use tools to eat, and the sea otter is one of them. Another fact about the sea otter is that it controls the sea urchin population. Doing this helps maintain the kelp forest ecosystem. The sea otter is in direct competition with fisheries for fish, crustaceans, and other mollusks.
Sea Otter Background

The sea otter was practically extinct in the early 1900s after being hunted for hundreds of years for its fur. A ban was placed on hunting the sea otter and its population has rebounded significantly as a result. The sea otter number reached up to 300,000 at one time, but after conservation efforts, it has reached approximately 2/3 of this original number. Regaining the sea otter population is an important sign that sea otter marine conservation is working. However, the sea otter is still considered an endangered species because it remains at depressed levels in several sea otter populations not to mention its vulnerability to oil spills.

The sea otter was originally named the Lutra marina and changed names several times over the years. The sea otter was first recorded in Georg Steller’s field notes in 1751, so the sea otter has been around quite some time. In 1922, after various names, the name Enhydra lutris was agreed upon as the name for the sea otter. The word “enhydra” is derived from Greek and means en “in” and hydra “water”. This translates to “in the water”. The word “lutris” simply means “otter”.
The sea otter can live in the water at any point in its life from birth until death. Within the sea otter’s family Mustelidae are other marine species of otters and animals that live on land. Some of these include minks, badgers, and weasels. Although the sea otter is a relatively new marine mammal lineage, the sea otter can live in the ocean at all stages of life. The sea otter originally came from Russia and then gradually moved east to the Aleutian Islands, then to Alaska, and finally into North America.

The Cayenne Pepper Diet: Fact or Fad?

The Cayenne Pepper Diet is one of the latest miracle diets to emerge for the overweight. Created from a mixture of lemon juice, maple syrup, and the main ingredient – cayenne pepper, this diet is also known as the Master Cleanse Diet, putting the dieter through a regimen that involves no intake of solid food until the digestive system is cleansed of all impurities.

Advocates of the Cayenne Pepper Diet claim that not only can it help loose the poundage, it also gives more energy and promotes happiness. All within the span of 10 days!

This prepared concoction may be taken as a cold drink, or brewed as a tea. It is reported to contain enough amounts of vitamins and minerals and is considered more of a fast than a diet. The Cayenne Pepper Diet is said to cleanse the body of congestion and toxins derived from unhealthy eating. As a laxative tea, the Master Cleanse is to be taken once in the morning, and again at night in the form of the mixture of lemon juice, maple syrup and cayenne pepper in 32 ounces of warm water combined with sea salt. The tea is said to work in a matter of an hour to rid the body of toxins.

Taken for 10 consecutive days, some dieters have been known to be on the Cayenne Pepper Diet for even longer. However, going back to eating solid foods should be done in a slow and gradual manner to prevent what nutritionists call the “dumping syndrome”. This happens when a sudden deluge of solid food gets stuck in the digestive tract and congests the whole system.

As soon as dieters ease up on the Cayenne Pepper diet, they will need to have a huge intake of juices for the first few days, graduating to soups, followed by soft vegetables and nuts until their digestive system is ready to take on a regular diet. It is also advisable for dieters just off the diet to add probiotics to their food intake in order to ensure that their intestines are able to develop a healthy mucus lining in preparation for resuming regular solid food intake.

There has been some concern that the diet contains a marked lack of the necessary proteins, minerals and vitamins to sustain a healthy life. There have been some instances when dieters have experienced dizzy spells, fainting, and even delirium while on this Master Cleanse fast. However, purveyors of this diet insist that these side-effects are merely the result of the detoxification process, which will pass as soon as the body becomes accustomed to consuming the liquid mixture alone during the duration of the diet.

The salt water contained in the tea is also said to flush away both good and bad bacteria which the body may need for healthy digestion. This is the reason why dieters who embark on the regimen need to follow instructions to the letter, especially on how to go off the diet in a slow and gradual manner. An abrupt segue to solid food after going off the Cayenne Pepper Diet may cause sudden constipation, as an influx of solid food will render the intestines unable to process digestion after 10 days of ingesting only the Master Cleanse tea.

While going on the Cayenne Pepper Diet may be one way to lose weight, not adapting healthier eating habits, regular exercise and a less stressful lifestyle afterwards will result in gaining all the weight back.

Dieting, The Cayenne Pepper Way

One of the greatest of health concerns in the world today is losing excess weight. Obesity has become a global epidemic and people of all ages are channeling more of their energies into shedding extra bulk to achieve healthier bodies.

There are a lot of methods, diets, exercises, pills, and even alternative remedies like hypnotherapy and acupuncture that are geared towards helping overweight individuals shed poundage. Depending on a person's orientation and preference, they may either choose to exercise vigorously, or limit their food intake. Of the many diets that exist to help people lose weight, the Cayenne Pepper Diet is presently in the spotlight.

Many people who have gone on the Cayenne Pepper Diet have a lot of good things to say about the regimen. In fact, this method of losing weight is fast becoming popular in Hollywood, with several celebrities attesting to its effectiveness in helping them shed excess pounds compared to other types of weight loss programs.

The Cayenne Pepper Diet is the intake of a mixture made up of lemon juice, filtered water, organic maple syrup, and copious amounts of cayenne pepper. This type of pepper is also known as chili, a kind of red hot pepper. Dieters can add as much cayenne pepper as their taste buds can tolerate. According to those who have successfully completed the Cayenne Pepper Diet, the hotter the concoction is, the more effective it will be in bringing about the desired results.

Also popularly known as the Master Cleanse Diet, the mixture is ingested every morning and evening for ten days to achieve a positive result in terms of weight loss, energy and improved disposition. Some people have been known to lose as much as 20 pounds after undergoing this strict regimen, thus giving their body increased energy due to the poundage lost.
The mixture can be taken either as a hot or cold beverage depending on the dieter's preference. In addition to this drink, most people recommend taking a laxative tea composed of warm water and salt as an alternate drink in the evenings.

Apart from helping a person lose weight and increasing the body's energy, one other benefit of the Cayenne Pepper Diet is that it dissolves and flushes out the toxins and other unwanted substances, microorganisms and chemicals from the body that have been pinpointed to be some of the causes of diseases. While it is not advisable to continue with the diet for more than 10 days, it is also not to one's advantage to abruptly go off this type of detoxification after the diet has ended.

Immediately segueing into solid food after the 10-day period is over will cause a person to develop the “dumping syndrome”, a condition where the intestines become clogged with solid food right after a period of time of receiving only liquids. Nutritionists recommend gradually increasing the amount of solid food intake over a five-day period through soups, juices, vegetables and porridge until the intestines become accustomed to a solid diet once again.

The Cayenne Pepper Diet allows the body to gain more nutrients, such as Vitamin C, calcium, magnesium and zinc. People on this diet, however, need to prepare themselves for some side effects such as dizziness, fatigue, migraines and weakness as the body gradually adjusts to the regimen. These symptoms gradually go away over the course of 10 days.
Advocates of the Cayenne Pepper Diet claim that while the pain of this type of fasting can be difficult to imagine, the benefits a person can derive from this diet is well worth the effort.

Make No Mistake With Cayenne Pepper Diet

Beyonce Knowles, Robin Quiver, Mariah Carey - they all tried and attested to the desirable effects of cayenne pepper diet.

It was in 1941 when Stanley Burroughs has invented the diet and introduced it to the public. However, it is only now that it has gained much attention when celebrities started trying it. This is especially true when Beyonce Knowles, famous singer, songwriter and actress, related in Oprah how the diet helped her cut back twenty pounds in a short span of time.

The process of eating does not only nourishes our body with the needed nutrients but it also goes with some toxic wastes and by-products which should be excreted. These toxins may pose great harm to our body. Manifestations like constipation, body aches, exhaustion and other effects would mean that these chemicals are already taking its toll on our body. The most dreaded result of the inability to excrete the wastes would be weight gain and eventually obesity. A number of body organs also suffer - liver, kidneys, and the large intestines.

With the cayenne pepper diet, you get rid of the bad toxins and by-products by flushing it away from the body.

So, what is cayenne pepper diet? What does it do? What benefits can it bring to the body?

The cayenne pepper diet is a specialized designed diet regimen where the goal is to flush out and excrete accumulated toxins, waste materials and by-products in the body by a short fasting method. Mr. Burroughs recommends that this should be done in a period of ten days. This diet makes use of a solution which should be drunk for a specified number of times in the given duration.

The lemon juice solution is produced by a mixture of organic maple syrup, organic lemon juice, cayenne pepper, and filtered or distilled water. Restrictions on solid food consumption should be implemented while on the diet. Most dieters find this hard to survive during the first two days of the regimen. They would then have a constant struggle to have something to chew, as a result, it advisable for one to bite on and eat crushed ice. This is normal. If they were able to endure the first few days, they will easily get through the rest of the diet.

The cayenne pepper diet can provide a lot of benefits aside from its ability to detoxify.
The diet is known to lessen cravings for junk foods and reduce body pains. This is because force and nuisance as well as irritation with the blood vessels is being released as part of the detoxification. In some cases where acne vulgaris is initially observed, when on the diet, improvement of the skin and its texture is also noticed.

Lastly, cayenne pepper diet provides for its most popular use - weight loss. This diet does not require you to cut down on a certain food group. This requires you to abstain completely. But, make no mistake, you won’t even feel hungry! This does not only help you lose weight but totally cleanse your whole body systems!

A Hot Way to Maintain a Healthy Heart

While this article may not be about passion, it focuses in part on an organ of our body where the bulk of it comes from - the heart. And to keep the central fires burning brightly within our core, comes a wonderful product of nature that not only inspires heat, but is the very embodiment of hotness itself - the cayenne pepper.

Cayenne pepper has been touted as a great way to maintain a healthy heart. Through a diet known as the Cayenne Pepper Diet, it improves the whole circulatory system and has an overall beneficial effect on the body.

While most diets concentrate on helping the dieter to lose weight, the Cayenne Pepper Diet is focuses more on making a person feel better by giving a jump-start to the hardest working part of the body - the heart.

Also known in most parts of the world as chili, cayenne pepper is a widely-used spice. It was considered to have great value and wars were waged over it many centuries ago. Even now, researchers are continuing to look into the effects of cayenne pepper, and particularly the effects of the Cayenne Pepper Diet, on the heart.

It has been found that going on the Cayenne Pepper Diet allows the benefits of cayenne pepper to kick in and boost the heart's action while enhancing blood circulation. Having a healthy circulation improves the body's overall condition and heightens the state of wellness.

The diet derives its benefits from a vital component of the cayenne pepper - capsaicin. Capsaicin is a chemical which gives cayenne pepper its "heat". It is also responsible for increasing blood flow. Studies have proven that the more capsaicin the cayenne pepper has, the more heat it will generate.

In much the same way, a Cayenne Pepper Diet containing capsaicin-rich cayenne pepper will be more effective in heating up the body, and increasing blood circulation. With increased circulation, the body's cells begin receiving more nutrients as well as more oxygen which is transported via the blood. A stronger blood flow also aids in washing away any waste material, such as carbon dioxide, which contributes to clogged arteries and heart disease.

Better blood flow brought about by the Cayenne Pepper Diet also helps the body recover from illnesses easily. Migraine and hypertension will become a thing of the past. Blood clotting becomes faster, hastening the healing of wounds and injuries. Other health problems that the diet can eradicate include poor digestion, muscle pain and sore throats.

Scientists are discovering more and more benefits that people can derive from the Cayenne Pepper Diet. All this from the single most powerful ingredient - the cayenne pepper.

Not only will an improved circulation ensure that that the hardworking mechanism of the body known as the heart continues to pump strongly, it will also go a long way towards helping a person lead a healthy, heat-filled life, fit of body, sound of mind, and calm of soul.

5 Tips for Buying a Used Bass Boats

Once you have gone through the challenge of choosing the proper boat for your fishing needs you still have the hassle of making sure you are getting a good deal. There are a few tips and factors to consider so you make sure you are getting a proper deal on a used bass boat. Consider the following five tips when choosing a Ranger bass boat.
1. The first step is very important. You need to make sure you have proof of ownership. If you don’t then there is a chance you could be buying stolen property. If you aren’t completely confident in your ability to research and choose a boat then you can always go through a broker. A broker will be able to find you a good deal, a legitimate boat and also provide you with expert opinion on what boat you want to buy. A broker can also help you arrange for financing options. Once you have a boat in mind then you can focus on the test drive in order to find out if the boat is in good condition.
2. Before you start your test drive it is a good idea to let the engine warm up. Having a warmed-up engine is a good indication of whether or not the boat will have start-up trouble. Some owners will have the boat already started by the time you get there, this may be a sign that they are trying to hide something. Always make sure the boat is warmed-up in your presence.

3. Once the boat is running you should take a look around the boat before leaving for the test drive. You should look for oil leaks around the bilge; this should also be done after the test drive. Check how well the gauges and instruments work. Always be sure to check the oil pressure.

4. While on the test run you want to pay careful attention to the maneuvering of the boat. This can tell you a lot about the overall capability of the boat. A part of the test run should include maneuvering for wide and tight turns. Check the response time by maneuvering the boat both forward and backward. Find out how long it takes to get to high speeds as well as how well the boat handles at low speeds. Make sure you test drive is long enough to check for overheating problem.

5. Finally, if you are sure this is the boat you want and that it is worth buying you can start negotiating for the best price. After a selling price is agreed upon be sure the owner documents it as well as the terms of purchase and other add-ons that may need to be purchased. If you are buying a new boat it is always a good idea to contact multiple dealers first so you can comparison shop before buying your boat. If you are shopping for used boats then you likely won’t be able to find a better deal or even the same boat. If this is the case you will likely want to buy the first boat that successfully meets your needs and pasts sea trials.

If you need to, ask a friend to come along who knows more about boats than you. While you need to pay careful attention to the engine there are other parts of the boat that also need your careful attention. The best way to save a headache and time is to have a professional survey done. Having the boat checked by a professional marine surveyor will also help you in the event of an insurance claim in case something goes wrong at a later date and you need to make a claim.

Credit scores are undeniable areas that can dominate the scene of auto loans. If you have a good credit score you need not in the most case fear the interest rates. But chances are very high to be charged with illegitimate interest rates if you have bad scores. Bad scores lead to high interest rates for auto loans or any other loans, but there can be nasty and unruly hikes with bad scores that can be avoided if little caution is employed.

To make sure you just borrow what you need from auto loans you can sell your old car and use that money in the purchase to contribute to a big down payment thereby reducing the need for less money as a loan, which mean less interest rate and less EMI!

Getting a used car which has at least a couple more years of manufacturer warranty can get you better loan amounts. Benefits of an Online Platformer

The platformer built up what we now know as gaming. It gave us classics like Frogger and Donkey Kong, but those seem to have fallen into the same pit as the penny arcade. New games have become dependent on flashy graphics and high price tags. The good news is that you can still have a little return to your old days of arcade bliss. This is possible through the use of one of many online arcades. These little websites let you have some classic fun for no cost, but this isn't the only reason you should use them.
The first is that there is a great simplicity to them. You can log onto an arcade site and have a lot of fun in a few seconds. It just takes a few clicks to land on a game's page.

You can take five seconds to skim through the instructions and you'll be ready to go. If you want to play a game on a mainstream console, you will have to devote a lot more of your time. You'll need to drive to a store, argue with a clerk (well I do), sell your soul to pay for it, drive home, read the big manual, read the inserts summarizing the main points of the manual, fire up the console, insert the disc, punch through a few loading screens, etc. The point is that you're going to have to do a lot more than just enter a website. There are going to be times when you just want to waste 15 spare minutes on a video game. You will appreciate the grand simplicity of an online arcade in these situations.

Another great bonus is that you can play some of these old classics in newer forms. Games from your childhood have made the transition into the Internet age. Donkey Kong has new levels and new styles. Frogger has been taken to new lands with new designs. Sonic has even stepped up to the plate by whirling through new lands. These classics charmed you in their first incarnation and they should still have the power to charm you now. In fact they should do a better job. Their flash versions have updated graphics and quicker loading times. They are better, faster, and stronger than their former lives.

The best part of this porting is the simple fact that they're free. When you were younger you had to pour all of your hard-earned allowance into feeding the ever hungry machines. You're free from this burden now. The games are free too. They are available for endless plays. You don't have to worry about dying fifty times. You can just restart and play again. You can stop and start at will. You can really enjoy yourself without sacrificing your poor quarters to your second job at the arcade.

You should remember the old joy of the arcade. It can be brought back to life with the joy of the online arcade. Take a few minutes and indulge your gaming dreams in a format that is considerably cheaper.

Come and play all of your favourite online platform games over at Top Jogos Online.

What you need to know about Broadband

Broadband is a high-speed Internet connection that supplies a huge bandwidth. It is considered as a very quick connection. It is an "always-on" type of connection and can transfer data at a much faster rate than your normal dialup connection. Broadband also has the added gain of not tying up your phone line, which denotes you can use the both the Internet and telephone at the same time. Broadband can be provided from a assortment of sources, including over the top of your phone line as in ADSL or on dedicated line such as Cable or ISDN.

Typically, low-band Internet access is running up to 56kbps using a dial-up modem. Mid-band Internet is illustrated as dialup access that works at 64kbps or 128kbps. Standard broadband starts at 512kbps, which is about five times faster than dial-up service. Broadband is also available at 1mbps, 1.5mbps and 2.2mbps. There are companies that provide broadband at 4mbps and 8mbps. The maximum possible transfer rate for cable is around 26mbps and 24mbps for ADSL. These speeds are not retailed commercially because the price to upgrade the telephone lines to be able to transfer data at these speeds is very great.

With the increase in the speeds of broadband, it may soon surrogate your television and telephone, and will find its way into every home. The success of broadband is making the Internet a great resource that's easy to use and fun to access for a variety of requirements.

eyeshades: much more than just fashion

eyeshades are not as easy as many people think.
The different parts to eyeshades will have a great impact on the appearance and feel of the Sunglasses. Different parts can also affect UV protection, glare resistance. It is important to consider each of the different options available for eyeshades before purchasing one.

Different sunglass lenses, tints, and coatings will be advantageous depending on the planned use. Lens quality also provide different usage. The finest lenses to use are glass lenses, since they are of the highest excellence and most scratch resistant. unluckily, the glass lenses are also the most costliest of all the lenses. Acrylic plastic lenses are the least expensive.

Sunglass tints also provide different usage. The usual tints are amber and orange, brown, gray, green, rose, vermilion, and yellow. Amber and orange tints reduce blue light, which is a main component of glare. This tint is ideal for high glare activities like fishing, boating, skiing, and flying. Brown tints are good for variable light conditions. The dark tint reduces eyestrain, making it an ideal tint for driving, cycling, and running. Gray and green tints are good tints for many purposes.

The structure of the glasses is extremely vital. There are different quality for case. Plastic frames are the cheapest and therefore not of as high quality. Plastic cases also break easily. Nylon and metal cases are good alternatives. However, nylon is bendable and firmer than metal. The hinge can also have metal and nylon. Again, in this instance, nylon is firmer and therefore probably the better choice.

Whichever pair you pick, keep in mind your lenses must be cleaned often. For cleaning goggles lenses, gentle soap and lukewarm water should be used. After washing lenses, one should dry them with a lens cloth or non-abrasive cotton in order to prevent scratching. You can also buff the lens by holding the frame firmly and moving in a gentle, circular motion.

Atlanta Condos: The Condominium Market in Atlanta, Georgia

Atlanta condos have rocketed in popularity, offering accommodation to young professionals and small families without the expense of single family homes in the center of the city or even in the more expensive suburban districts.

High rises condominium buildings are shooting up in Atlanta, the most prominent being the Trump Tower at 15th and West Peachtree Streets in Midtown Atlanta. Due to open its first phase in 2009, Trump Condos are designed for professionals seeking accommodation in mid Atlanta, and start at $400,000 rising to $1.3 million: many condos have already been sold.

These exhibit the classical need for condos: centrally located, no worries about maintenance and security, and perfectly located for executive and corporate ownership. However, they are also ideal for city living, and are very attractive to young people and couples earning enough to afford them and that have no young families that demand a more rural or suburban location for their permanent home.

But what about these families? Condos are available at lower prices than regular homes, and not everybody wants to have a front garden or backyard to look after, in which case an apartment or condo would be ideal for them: particularly a condo, where maintenance and upkeep of the external parts of the home are looked after for a monthly fee.

At one time, there would only have been a few areas in Atlanta offering condos - in fact that would have been true of any city in the USA. Now, however, the concept of condominium agreements has appealed to the whole nation, and condos are appearing everywhere. It is not only new condo blocks that are being constructed, but old apartment blocks are being converted to a condominium, and renters have to either purchase or get out.

This is the bad side of the condo revolution, although it is a way for apartment block owners to convert their investment and equity to hard cash, especially if they are nearing or at retirement age which is true of many such owners. Unfortunately, the renters have no option since the law requires condominium agreements to be a purchase and not a rental agreement.

However, that aside, where in Atlanta are the best condos apart from the new constructions such as the Trump Tower? The best location varies according to the individual, and their reason for purchasing the condo. If you are a single man or woman looking for a home close to work, then that would obviously be close to one of the commercial centers. The same is true of an executive preferring to spend more time at work than traveling through traffic.

If you are a parent, you might want your home to be in a good area with good schools, and probably other families with your children as company for your own. In such a case, Decatur with its excellent schools and over 48 parks excellent for picnics might suit you, or you might prefer Dunwoody, Sandy Springs or Buckhead.

Buckhead is the social center of Atlanta, and only 15 minutes from downtown Atlanta, while Sandy Springs with its large Jewish population is expensive. The median price in 2008 for Atlanta homes is $280,000 and Sandy Springs is well above this. You can get a house here at under $200,000, but also at $10 million. However, as this is written there are condos in Sandy Springs available at under $50,000 for a one bedroom condo to $800,000+. Much depends upon your needs.

What this indicates is that, irrespective of the reputation of the area of Atlanta, Atlanta condos can be obtained at prices well below that you would expect to pay for a single home. It is essential to view properties that appear underpriced for their area, however, and check out the condo fee, since that could be correspondingly higher.

Notwithstanding this, the best of Atlanta's condos are situated around in Midtown and Downtown Atlanta, Chastain park, Decatur, Buckhead and Ansley Park. However, the other districts in Atlanta also offer some great condos and your choice should be based upon what each provides that is most suitable for you rather than the reputation the area has.

You might find that you get more bang for your buck in some areas, irrespective of the actual price you pay for your condo, and the best advice for anybody seeking a home of any kind, whether it be a town house, a loft or a condo, is to check it out and make sure you know what the neighbors are like and find out if there are any local gangs in the neighborhood. Nobody is going to volunteer this information if they are trying to sell their condo, and an unusually low price should be regarded with suspicion and not just snapped up. You might regret it later.

However, if your head is properly screwed on and the bolts tightened, and you know what you want, then you should be able to get a good deal on your Atlanta condo, and the vast majority that purchase condos in Atlanta are delighted with the quality of property that they get. It is a great city, and it offers some great property, so make sure that you get your share of it.

Atlanta Condos: Condo Prices and Condo Fees

When considering the prices of Atlanta condos against a single family home, taking the condo fee into consideration, you should consider what you are saving against your overall costs. When you purchase a family home you buy the house and everything else after that is your responsibility. When purchasing a condo, you will likely have other things included, many of which will be taken care of by the condo fee that you might also have to pay.

Before we discuss what is available in Atlanta with regard to condos, let’s first discuss what condos are, since the term means different things to different people and it is important that you understand exactly what you are paying for when you are looking at condo prices, and comparing them with other forms of housing such as lofts and apartments.

A condominium, to give it its Sunday name, is one of a number of individual homes in a complex that are sold as opposed to rented. The term 'condominium' actually refers to the form of ownership rather than the home itself, and if a building housing a number of homes goes 'condominium', the residents currently renting must either purchase their units or leave.

When you buy a condo you own, your unit can consist of from one to several rooms, and everything external to your unit such as elevators, pool, central waste disposal areas and so on are communally owned. Not all condominium agreements offer all of these external facilities. Each owner pays a monthly fee to cover the cost of these communally owned facilities, generally run by a 'condominium association', plus extra for any major repairs needed for the structure housing the condos.

You will find that Atlanta condos are generally cheaper than a town house of a similar size, and generally cheaper than renting since rent also includes an element of equity building. However, unless you are used to living in an apartment, you might not like the ethos of condo living where amenities such as pools are shared with every other condo owner.

If you are not the type that likes being involved in community events, you might lose out because decisions can be made at condominium association meetings that could affect you financially. Generally however, these do not involve serious changes although they might not necessarily affect every owner in the same way. An apartment or loft, on the other hand, does not involve such an association, which is why most apartments are rented, the rental covering the maintenance costs.

Now that you understand what a condo is you can decide whether or not it is for you. You must take the monthly fee into consideration when considering the purchase price. Your condo fee could include the water supply, sewerage, maintenance, security and property insurance. If you buy an up-market condo, it could also include a fitness room, pool, recreational areas and a condo manager on site 24/7.

Condos are particularly suitable for single people and those that travel a lot. They are also good if you want to live in a good or prestigious area but cannot afford the price of a normal single home, such as in Chastain Park. You have plenty of choices in Atlanta, and a large proportion of Atlanta real estate on the market is in the form of high-rise condos in the centre of the city or in the commercial areas.

The Trump Tower, currently in process of construction, is offering hundreds of condos, many of which have already been sold. Prices are from $400,000 to $1.3 million. The average price for a condo in the old area of East Chastain Park, on the other hand, is about $170,000. This is a good deal because Chastain Park contains old money and old mansions and is one of Atlanta's most sought after localities with many homes selling at well over $1 million. However, when you see the advertised prices for condos, this does not include the condo fee, and you will have to make sure of checking that out, because that must be added to your monthly mortgage or condo loan repayment.

It is easy to get caught out if you are unaware of this extra monthly cost, so make sure you find that out before making an offer. Atlanta condos are available in just about every residential district in Atlanta, although their popularity and price increases with their proximity to the city center and the commercial districts. Many condos are owned by businesses as temporary accommodation for employees, visitors and customers who are staying in Atlanta overnight or for a short period only.

Atlanta condos, therefore, are very popular, particularly with individuals for single occupancy or with companies. If you make sure that you understand the terms of condo occupancy, it can be an excellent form of residence on a permanent or temporary basis, and certainly a lot less expensive that outright single home ownership.

New Orleans Real Estate: Hot Condos for All

The Warehouse District of New Orleans is a hot real estate area. There are several reasons for this, including the fact that it is just a short walk from the French Quarter and everywhere else in New Orleans is just a streetcar ride away. If you purchase a home here you can put your car away because the public transport systems can take you anywhere you want to go.

You will find it hard to believe the way that the old warehouses and waterside buildings have been transformed into condos of every size and shape, suitable both for single people and families with children. Elsewhere they might be called lofts, but in New Orleans they all come under the one name of condominiums. They are available all over New Orleans, but the warehouse district has been particularly developed, both before and after Katrina.

Incentives were offered to developers who maintained the original nature of the buildings. Most of the warehouse area developers have kept the exteriors with ultra-modern interiors and fittings, such as the Sugarmill Plantation, where internally the whole development has been constructed from the ground up. As time goes on, the developments are becoming more and more highly appointed, and prices are going up accordingly. A two bedroom condo in the warehouse district will leave you no change from $300,000, and prices are increasing.

This district is a favorite for young professionals and students, and many condos are purchased to rent. Now is still a good time to buy for investment, since although the prices have been reasonably stable over the past year, many units still need upgrading and a little bit of work could bring a good return. What they call sweat equity is a good way of making money on property when prices are stable. However, it is believed that these will now rise rapidly, and prices in some eastern seaboard cities of the USA are increasing by over 12% a year.

One good selling point is that you don't need a car much in New Orleans, as already mentioned, and parking is not so much of an issue. For that reason you will likely have to find some form of parking with your warehouse district home since you will be leaving it behind so much. With rising gas prices this isn't a bad thing!

The condos here are not large, and if it is living space you want then perhaps you should have a look at what else New Orleans has to offer. In the center of the city you will be looking at around 300K minimum for a condo, but if you go 15 minutes away to uptown New Orleans, condos can be had for 90K upwards. You don't get much for 90K, but if you are single and out most of the time then it’s a good buy. The average two bedroom uptown condo will cost around $200+.

Many are buying up condos to rent and also as second homes, especially close to the French Quarter. The Quarter itself is expensive but as said already, the streetcars and buses are excellent in New Orleans, and you can get to any area pretty quickly by public transport.

As with any other form of habitation you get what you pay for, and New Orleans condos are no different to any other with respect to the facilities they offer. Pay the basic price and you get the basic condo, but that is what many people want. In a district where a reasonable condo is priced at $200,000+, many students, for example, or young people in their first job, would love the opportunity of a $100,000 condo, no matter how basic. For obvious reasons, however, these are not easy to find.

No matter where you want to buy your condo, or your reason for buying it, you need a professional realtor to help you through the maze. There so many laws, such as tax free gains when you sell a home that has been your residence for at least two years. There are other laws regarding gains on home sales that a good agent will be able to help you with - not when you sell, but when you buy with a view to selling later. That is when you need the advice.

The area of New Orleans you choose might be important to you. If you have children, you will want to move to an area where there are other children, not to one where seniors tend to congregate, or areas taken predominantly by students. You need local knowledge to make these decisions.

A condo might be ideal, or perhaps you prefer a home with a garden or backyard. You might need parking or a garage, or you might want to live near your place of work in the commercial areas. All of these needs can be met by use of a professional realtor or agent. At the end of the day you want the home of your dreams, and New Orleans real estate is so wide and varied in style, size and price that you should be able to find what you want, given the right help and direction.

New Orleans Real Estate: Homes in the French Quarter

You only have to visit the French Quarter in New Orleans to get a sense of the community spirit among the residents of this part of the city. The residents appear to known each other, and there is a true spirit of neighborliness about the place.

This is a thriving community, and commercially strong, with active neighborhood associations putting pressure on their city leaders to provide an increasing number of amenities. Where in other large cities there is a disconnect between generations, not so in the French Quarter, and anybody deciding to move in here will rapidly become part of a ready-made community of people and will not have to spend too much time making new friends.

The condos here are large and spacious, although outside of these living space is a bit tight, and New Orleans is not a cheap city in which to live, particularly the French Quarter. However, the community more than makes up for any negatives, and many move here simply because of what it is. So what is it about this part of New Orleans that attracts people?

Visually, the French Quarter can be described as unique, provoking a great deal of interest on behalf of the tourists: and that is something that this area is never short of. It was spared most of the damage suffered by other parts of New Orleans by Hurricane Katrina, and completely escaped the flooding. One thing you have to keep in mind is that there is a lot more to the French Quarter than just Bourbon Street, although even that rather tacky area is still somebody's home. In fact you can't walk anywhere in the Quarter without passing somebody's doorstep, which is one reason for the neighborliness around here.

The residential areas are more towards Rampart Street and Esplanade Street. In the business areas the apartments are on upper stories above the commercial premises, but in the residential areas it is all homes. The Vieux Carré Commission is doing its best to retain the character and history of this part of New Orleans, and restoration of the old buildings and courtyards is encouraged. Traffic lights are restricted to side-streets, and the street lighting is in the style of the old gaslights. You won't find a large bus here, and the modern department stores have been strictly regulated, helping to maintain the traditional style of shopping in the French Quarter.

That is what you get when you decide to buy real estate here. The tradition, the preservation and the friendship of the residents. But what of the housing? You have a wide choice of condos, but there are also more traditional homes available, set in courtyards with fountains and potted flowers. If you have renovation in mind, keep in mind that restoration is the name of the game here rather than renovation, and any alterations have to be approved by the Vieux Carré Commission. Make sure, therefore, that what you have in mind is allowed before you part with your money.

Prices are relatively high, but you are buying into a neighborhood here, and also in to an area in the city that is famous the world over. Having said that, the apartments and condos are affordable. Much of the architecture is in the old French Creole style, characterized by long porches with the roofs extending over the porches. They also tend to be built up to withstand seasonal floodwater, and such buildings survived the Katrina floods better than the more modern style of homes.

Although New Orleans in general has been a buyer's market since 2005, prices are now rapidly rising as people return, and Brad Pitt and Angelina Jolie recently purchased a 3.5 million dollar 6 bedroom townhouse close to the French Market and the Café du Monde. Other celebrities are purchasing properties, but it is the ordinary person that the French Quarter needs and good family homes are available from around $350,000 upwards. You can also get one bedroom condos for just over $300,000, so the cheaper prices are there, especially for single people or couples without families.

If you are determined to find a home in the French Quarter of New Orleans, they are available, but prices are rising rapidly. This is a double edged sword since although you have to buy quickly to get a reasonable price, your equity will rise rapidly and this is also a very good time to buy for investment.

The French Quarter has a character all of its own and those that have decided to live there never want to move. The friendship and neighborliness is something that cannot be purchased, and you can be sure that your district will remain traditional and not be turned by some national store into a gigantic shopping mall.

Alpine Skiing at the Passo Tonale Ski Resort

Some of them are the Madonna di Campiglio, the Pinzolo, the Fogarida-Marilleva, the Pejo, the Ponte di Legno, the Andalo-Fai della Paganella, the Folgaria Lavarone, the Monte Bondone, and the Passo del Tonale. No ski enthusiast would pass up the chance to access the more than 223 miles of ski slopes and numerous off-pistes. Of these ski resorts, the one found at the highest elevation is the new ski resort of Passo Tonale.

Due to its location, the new ski resort in Passo Tonale guarantees excellent snow conditions, especially during the winter season. During the summer season, the snow is augmented by 150 snow cannons. Thus, it is always winter in the new ski resort of Passo Tonale. This means that skiers can come any time of the year and still find mile and miles of ice snowy ski slopes.

There are two drawbacks to the new ski resort. First, it is not ideal for people who are acrophobic. But then again, no real skier is afraid of heights. The new ski resort in Passo Tonale offers genuine alpine skiing with the majority of its ski slopes located above the tree line. The level of difficulty for most of the ski slopes is suitable for beginners and intermediate skiers. But the expert skiers will find pistes to the Presena glacier challenging and exhilarating. The Presena glacier can be easily accessed from the Passo Tonale's new ski resort. In this area, the expert skiers are challenged to conquer the difficult black runs.

Within the new ski resort, the beginners and skiers can enjoy plenty of opportunities to perfect their skiing skills. But Passo Tonale is for serious skiers only. This is the second drawback. The apres ski is low-key. Although there are several pubs that are open late at night, these are not considered major centers for social interactions. Thus, if a visitor is simply looking for opportunities to gain new friends, then the Passo Tonale is not the right place.

Most of the visitors in new ski resort in Passo Tonale simply rest at night to regain their strength and to prepare for long hours of skiing during the day. This new ski resort is the ideal training area for beginners and intermediate skiers. There are 54 miles of downhill runs and 19 miles of cross-country trails. There are 30 ski lifts that will take 33,000 skiers per hour to the top of the slopes. And there is a first-rate ski school where exceptional and professional ski instructors can be found.

Since skiers come to this new ski resort to train, the accommodations are simple and affordable. There are no Jacuzzis but skiers will still find their nights comfortable and warm. Even in August, the atmosphere in the new ski resort is still chilly. But the simplicity of accommodations may not always be the case as the future unfolds. The reputation of this new ski resort is growing by leaps and bounds. In fact, several new 3-storey hotels are already being constructed while the old ones are being renovated. Hopefully, the sheer stark beauty of the simple snowy landscapes of this new ski resort will remain the same.

O.B.S. company is currently working on Italian project, Passo Tonale ski resort. It represents Passo Tonale cheap hotels and possible vacation activities.

Summer Fun at the Val di Sole Ski Resort

As flowers bloom, as grasses grow, as river waters flow, the Val di Sole also transforms into a new ski resort. It is a summer resort in the alpine regions.

In the previous winter, the Val di Sole has satisfied thousands of skiers because of its extensive network of slopes, long ski runs, various off-pistes, and icy trails. The winter visitors have had their fun at skiing, cross-country skiing, snowboarding, ice-skating, and snowmobiling. Now, in the summer, it is time for a different kind of fun and adventure. It is now a new ski resort that offers activities such as biking, horseback riding, canoeing, rafting, and more.

For visitors who would like to take their time in exploring this new ski resort, they can walk the trails and appreciate the undeniable beauty of the region. For parents who would like to establish stronger bonding with their younger children, they can utilize any of the numerous playgrounds. They can also introduce their children to sports and physical fitness. The new ski resort of the Val di Sole has a sports center, tennis courts, football grounds, and fitness tracks. There are also facilities for swimming, archery, and mini-golf.

For visitors who prefer adrenaline-pumping experiences, the way to go is in the water. The Noce River challenges everyone to take the paddle and ride in a canoe or in an inflated raft. Contrary to popular beliefs, rafting is not just for the muscled bodies. Rafting is a water activity that will suit all ages and all body types. All that people needed for rafting are determination and alertness, with a little dash of audacity. The new ski resort provides all the gear and equipment needed for a thrilling whitewater rafting ride. The new ski resort also affiliates with guides, instructors, and experts for those who are new to this water sport.

And if the excitement of whitewater rafting is not enough for the adventurous spirit, the new ski resort invites guests to try hydrospeed. Wearing a reinforced wetsuit, a helmet, and fins, adventurers will meet the river currents head on. The guides of the new ski resort will, of course, ensure the safety of those who will ride the hydrospeed.

For those who wish for excitement but prefer to stay on land, they can ride on a mountain bike and explore a large network of biking trails and tracks. They can first practice with the almost 22-mile-long cycling path found within the premises of the new ski resort. Then, they can proceed to explore the trails and even reach the canyons. If they are open to a new experience, the new ski resort suggests "tarzaning." As its name suggests, it is an activity that mimics the amazing skills of Tarzan. Guests can follow an aerial trail by swinging on ropes, crossing Tibetan bridges, and more. As usual, the guides of the new ski resort will be there to make sure that the guests will thoroughly enjoy their summer in Val di Sole.

Getting a Drivers License in Dubai

Requirements of Obtaining a Driving License
Before buying that new car, you will need to consider the process of obtaining your drivers UAE license. To get your UAE drivers license, you need to be a resident of country, with a residence visa issued in any of the emirates. However, if you are a resident of an emirate but have a visa issued in another, then you need to obtain a transferal form allowing you to obtain your driver's license from the former. You must be at least 18 years old to apply for the driver’s license. An International Driving License is valid for use ONLY up to the date on which you obtain your Residence Visa, after which you will need to apply for a UAE license.

Transferring An International License

If you already have a driver’s license from the United States, the United Kingdom, or any of the GCC countries, most European countries, or any of the countries mentioned below, you can transfer to a UAE driver's license without having to take driving lessons or tests. It is only important to transfer to a UAE driving license if you are planning to reside in the UAE.
Drivers licenses from the following countries may transfer their licenses: Australia, Austria, Belgium, Canada, Czech Republic, Cyprus, Denmark, Finland, France, Germany, Greece, Holland, Iceland, Iran, Ireland, Italy, Japan, Luxembourg, New Zealand, Norway, Poland, Portugal, Singapore, Slovakia, South Korea, South Africa, Spain, Sweden, Switzerland, Turkey, United Kingdom, United States
If you do have a drivers license that you wish to transfer and are at least 18 years of age,

you can make your way down to the Dubai Traffic Police with the following: A valid driver's license, a residence visa in the UAE, a completed driver's license form, one passport size photograph, a copy of your passport (a photocopy of the main page and the visa page), eye test report (which you can get at any hospital), Dhs. 100, A No objection letter from your sponsor/employer, as part of the documentation.

If you don’t have a drivers license from one of the countries listed, you will have to obtain a UAE drivers license by taking driving classes and applying for the drivers test.

Criteria for Obtaining a UAE driving license

If you have never driven before or have a driving license that is not on the approved list of 36 countries, then you must go to a certified driving school, who will train you, so that you can pass the Dubai Traffic Police Driving Test and thus obtain your driving license. (If you are 18-21 year of age, you can apply for a probationary license). A reputed driving school will do most of the procedures for you, including internal tests.
Before you decide to get a driver's permit, you should first decide which driving institute you wish to take driving lessons with. Driving institutes in the UAE can be grouped into two types, which are described below.

Type A - These driving institutes are large institutes. Initially a driving student needs to sign up with the driving institute and pay for the number of classes he/she will take, before beginning training. The student will also have scheduled lesson timings that has to be followed, and if a student misses a certain number of classes, then the classes will be cancelled without a refund. Most of these institutes have a typing office and eye test facilities, which will facilitate obtaining your driver's permit. Students are also able to take road tests normally taken at the Traffic Department, inside the institute.

Type B - These smaller driving institutes are the most common in the UAE. The student can request lessons from the driving institute's instructor whenever he/she has available time. The instructor will come to the driving student's residence in order for him/her to take driving lessons.

So if you chosen to undergo driving classes with a Type B, then you must obtain the driving license application form from any driving institute near you. After obtaining the application form, you will then need to gather together 4 passport size photographs (4cm x 6cm), your original passport (which is only used for inspection) and a photocopy of it (main and visa pages),a 'No Objection Letter' from your sponsor (indicating that they don't object that you apply for a driver's license), and either a photocopy of your sponsor's passport or your company's trade license. When obtaining the 'No Objection Letter' from your sponsor, you should have him/her sign and stamp in the required place on the application form. Then take the application form and the other items down to any typing office in the UAE and have them fill out the form in Arabic using a typewriter, as the Traffic Department will not accept applications written by hand. The filled form should then be taken to any UAE government hospital, or any private hospital, clinic, or optical centre in the UAE for an eye examination. The eye examiner will fill out the necessary place on the back of the form and stamp it. The eye exam/test will cost around Dhs. 25-50. Finally, submit your application form and other items to the driving institute, so that they can take them down to the Traffic Department for the issuing of the permit. A fee of Dhs. 100 should be submitted with the filled application form. The driving permit is valid for one year and will cost Dhs. 40 for it to be renewed.

Taking Driving Lessons

Students can decide whether they wish to take driving classes using a manual or automatic vehicle. The cost for driving lessons will differ from institute to institute but normally it costs Dhs. 30 per class for manual lessons and Dhs. 35 per class for automatic lessons. Driving classes last for about 40 to 45 minutes. The number of lessons needed will depend on the student's experience with a car, but students who have no experience will need around 40 to 50 classes, while students with some experience may need 10 to 20 classes. Driving institutes working hours are between 8:30AM and 1:30PM and again from 3:00PM to 5:30PM.

Shopping in Dubai

Among the many charms of Dubai is shopping. Whether it's haggling over Persian carpets in the centuries-old souks or shopping for French perfumes in the air-conditioned hush of the most modern department store, Dubai offers every shopper a great experience. And as an open port with low import duties, prices are very attractive. Trade is at the heart of Middle-eastern culture, so the variety of products is staggering.

So if you're moving to Dubai to live or just spending a few weeks vacation, shopping will be one of the highlights of your visit. Here's the lowdown on the shopping scene in Dubai which offers literally thousands of shopping outlets across the city. First, let's look at where to go. We'll refer to locations relative to the Dubai Creek, the waterway that splits the city into the two halves of Deira and Bur Dubai.

For sheer comfort, you can't beat Dubai's many fantastic shopping plazas. These multi-storey emporia sell everything from designer fashions to the latest in Eastern technology. They also house restaurants, cafes and movie theaters for the total day out, so finding something to do, and doing it for the whole day, is an easy task in Dubai. Among the most prestigious in Bur Dubai is the centrally-located Bur Juman Center, enormous shopping mall with hundreds prestigious stores adorning the latest in fashion and design, as well as restaurants, textiles and various other attention grabbing shopping outlets.

Leading malls in the Deira district include Al Mulla Plaza, the Intercontinental Plaza, Abu Hail Shopping Centre, The Galleria, and Al Ghurair Centre Bur Dubai features the Wafi Mall and Holiday Centre Plus there are a host of top class department stores and boutiques spread throughout the city.

Not to be missed is the famed and fashionable Emirates mall located at the end of Sheik Ziad Road and which boasts its own indoor ski mountain for those who wish to comfort themselves from the hot summer months after a day of overworking the credit cards. Dubai’s modern malls not only offer the most convenient and comfortable way to shop, but they also offer the latest the design world has to offer.

Souks
However, to uncover the exotic past of this futuristic city, and to savor the sights and smells of the authentic Arab world, you need to head to one of Dubai's souks. These are the traditional markets of Dubai and you'll find them on both sides of the creek.

Souks are usually organized into areas selling similar items and are often named after a product. Thus the Gold Souk is the place to pick up gold ornaments. Here you can browse earrings, rings, necklaces, bracelets and pendants in a stunning variety of designs. A specialty of the local gold craftsmen is creating items in shades of pink, white, yellow or green by varying the alloys.

The nearby Spice Souk is filled with baskets piled with cloves, cardamom, cinnamon, incense, dried fruit and nuts. Browsing here is an aromatic adventure which you can continue in the Perfume Souk. And there's even a Fish Souk to sell the morning's catch of fish from the Arabian Sea.

If you're looking for authentic local souvenirs you have many choices. You can't go wrong with Arabic coffee pots or sheeshas to remind you of the aromatic local brew. Then there are silver and brass sword and daggers, prayer beads, frankincense, Arabian perfumes, rugs and Persian carpets. Pearls, handwork, leather items and various other authentic and rustic items.

Bargaining at Souks
Bargaining is a traditional part of shopping in Dubai, but please not that modern outlets have fixed prices, so save the embarrassment of trying to haggle a hundred dirhams off that new Armani Jacket at Emirates Mall. Bargaining is for family businesses and markets, negotiation is a key component of the buying process. One good tip is to check out prices at the fixed-priced outlets before heading to the souks. This will give you an idea of a fair price before you start haggling.

Of course, if you’ve exhausted your options, and your feet, you can always take a rest in front of the computer, get online and do some online shopping at Dubai’s first choice for classifieds by searching on zoozi.com for used furniture, cars, property and more. You can find great deals on great items that need to be moved quickly by the outbound expat. You can find ZOOZi by following the link to http://www.zoozi.com
